What To Expect

You own and control this account.

Add Your Property / Inside Turno

Add Each Property Individually

Each listing must be entered as its own separate property in Turno.

Include Full Property Name and Address

Make sure all details are complete and accurate for each property.

Double Check Spelling and Accuracy

Errors in property details can cause scheduling and communication issues.

Step C: Find Your iCal (Critical Step)

You must connect your calendar via an intelligent calendar called an "iCal".
From HostAway:
Click on Listings
Click the Three Dots
Copy the iCal link

IMPORTANT: If you have multiple listings, each one must be added separately.

New Listings + Duplicate Listings Require Manual Connection

If you create a new listing later, you must manually connect the new iCal. This does not happen automatically.

Incorrect Calendar = Missed Cleanings

If the calendar is not connected correctly, cleanings will not schedule properly.

Add Your Payment Method

Before you can accept any cleaner bids, you must add a payment method.
Go to: Payments → Payment Settings

Bank Account

Preferred — No additional fees.

Credit Card

Service fees apply.

Post a Job or Invite a Cleaner

You Can:

Post a job in Turno's marketplace
Invite a cleaner directly by email

Always Accept:

One primary cleaner
At least two backup cleaners
Backups are critical. Cleaners cancel. It happens.

When Reviewing Cleaners, Prioritize:

4.5+ rating from Hosts and Airbnb
Reasonable pricing
Within 14 miles
Solid number of completed jobs
Liability insurance - required in California
Strong photo quality
Rental Handy Pro badge if available

First Message to Your Cleaner

Once a bid is accepted, message your cleaner directly inside Turno. This keeps the relationship clearly between you and the cleaner. Triad is not part of operational communication.

Hi [Cleaner Name],Thanks for accepting the job.I manage all cleaning and maintenance directly. Please communicate with me through Turno and by phone for anything related to this property.Triad Vacation Rentals handles our marketing and guest acquisition only. They do not manage cleaning, maintenance, scheduling, or payments. All operational matters should come directly to me.Please send before and after photos to me through Turno after each clean.If you ever need supplies, approval for repairs, or have a scheduling issue, contact me directly.A couple quick questions:

  • Do you offer any guest support services if a guest has an urgent issue?
  • Do you provide handyman services or light maintenance?

After Setup Call:
What You Must Complete

Before our 48 hour follow up, please confirm:
You added your payment method
You understand how to manage jobs in Turno
You accepted one primary cleaner
You have your cleaner's phone number saved
You accepted at least two backup cleaners
Also: Check Turno and email regularly. If a cleaner cancels last minute and you miss it, you will need to reassign the job immediately.
