Every deduction on your Triad statement is accounted for — the platform's cut, the cleaning fee, taxes, and Triad's management fee. Here's exactly how a $200 booking, cleaning fee included, becomes your Owner Payout.
Key Financial Components
Whether the booking came from Airbnb, VRBO, Booking.com, or a direct reservation, your statement organizes the key financial components in a consistent order. Not every item will apply to every reservation or statement period, but when applicable, they help show how your final owner payout is calculated.
What each item means, and where the number comes from
Accommodation Fare
This is the first number on any booking — and it's already net of the platform's commission. By the time Airbnb, VRBO, or Booking.com sends the payout, they've deducted their fee. There's no separate "platform fee" line; it's baked into the gap between your listing price and this figure.
Cleaning Fee
Cleaning fee is what you've set for your property, and it's always shown as its own line item, separate from the accommodation fare. If you ever want to adjust it, just reach out to your success manager.
Pet Fee
If your listing allows pets, the pet fee is collected as its own line item — separate from Upsells — and treated as revenue. Like accommodation fare and cleaning fee, it's included in the combined amount Triad's management fee is calculated on.
Taxes
A pass-through line — Triad's management fee is never calculated on taxes.
- Airbnb automatically collects and remits occupancy/lodging taxes for roughly 80% of US bookings.
- Airbnb local tax — for certain local taxes Airbnb doesn't collect automatically, you'll need to let Triad know so it can be manually added and remitted. The money collected for that tax is passed straight through to you.
- VRBO, Booking.com, Direct & other listing platforms — choose to hold funds and file yourself, use Triad's estimated reporting, or use Avalara for automated filing.
What's taxable: in general, the total booking amount is taxable. On Airbnb, tax is collected before the platform fee is applied. Additional fees collected post-booking — early check-in, late checkout, extra guest fees, or similar upsells — don't have tax collected on them. If you're on Avalara, Triad reports your gross revenue for tax remittance; check with your municipality on whether that post-booking revenue needs to be taxed.
Upsells
Early check-in, late checkout, and extra guests. Each appears as its own labeled line, included in your payout, and subject to Triad's management fee — just like accommodation fare, cleaning fee, and pet fee.
Adjustments
Air Cover reimbursements and damage claims. These post under Individual Transactions on a later statement, since they're rarely processed in the same month as the booking.
- Air Cover (Airbnb) claims — Airbnb sends Triad 10% of the claim, which is passed straight through to you on your statement.
- Claims through other platforms — whether it's a damage waiver program or a third-party protection provider like Generali, Triad processes the claim, and it shows up on your statement once it's been reviewed and approved.
Triad Management Fee
Set out in your service agreement, and calculated on the combined accommodation fare, cleaning fee, pet fee, and upsells — never on adjustments or taxes. It covers:
- Dynamic pricing across market demand, events, seasonality, and competitors
- Multi-platform distribution and listing optimization
- All guest communication, booking, and check-in coordination
- Cleaning & maintenance coordination between stays
- Regular occupancy, revenue, and market reporting
Owner Payout
The final number — what reaches your bank account after every deduction. Individual bookings roll up into one monthly total at the end of your statement.

Two deductions happen before the number reaches your statement: the platform takes its commission first, leaving the accommodation fare; then Triad deducts its management fee from that fare. Neither is hidden — the accommodation fare shows what arrived after the platform's cut, and the Triad fee is its own labeled line.
Yes. It's calculated on the combined accommodation fare, cleaning fee, pet fee, and upsells. It's never calculated on adjustments or taxes.
Some managers inflate the listing price to absorb the platform fee so the owner's number appears intact. Triad's listing price is the actual guest-facing price, and the platform fee is deducted before the accommodation fare reaches your statement. The fee always existed — it's just visible now instead of built into an inflated rate.
Triad disburses the taxes collected to you. You're responsible for remitting those taxes and staying compliant. If you're new to this, we recommend using Avalara. Consult a tax professional for guidance specific to your jurisdiction.
If the cancellation policy results in a partial payout, Triad's management fee applies only to the amount actually received — the rest goes to you. A fully refunded booking generates no fee and nothing appears on your statement.
