Our fee (10%) is charged on every booking, but only after guests check into your property. That way, we only make money when you do. The fee applies to each reservation’s sum total and additional fees (like cleaning or pet fees), but excludes taxes. When you get paid, our management fee is seamlessly deducted from the total payout that lands in your bank account.

While there is no single factor to guarantee a top ranking, addressing them as a whole can add up to greater visibility for your listing. We will always provide guests with property options that best fit their needs (regardless of which management plan the owner is on), so thinking holistically about how to appeal to potential guests is key.
Most booking platforms (i.e., Airbnb, Vrbo, Booking.com, and others) provide up to $1 million in liability insurance at no additional cost. We recommend owners maintain their own homeowners insurance that applies to short-term rentals and consult with their provider to ensure adequate protection.
Airbnb offers damage claim protection through AirCover, covering up to $3 million with receipts and timestamped photographic evidence. Filing claims is straightforward. Typically, 80% of bookings for properties of your size come through Airbnb, where you'll often get the best rates.
Non-Airbnb platforms offer damage claim protection through a $1,000 security deposit via a 7-day credit card hold for damage protection that starts on the day of check-in. Most claims are under $1,000 but if it’s more we can charge their credit card. This requires less documentation to process claims.
Damage claim requests are subject to each booking platform’s respective terms and conditions. This is not a substitute for property insurance or any other coverage necessary to protect your property or its contents. We recommend speaking with a licensed insurance professional to understand the coverage needed to address your particular risk profile.
Airbnb sends payouts directly to you. You receive 90 percent, and Triad receives 10 percent. This is built into Airbnb’s system, so nothing fancy on your end.
Sometimes Airbnb refunds guests for cleaning or maintenance issues. When that happens, Airbnb claws back both your 90 percent and Triad’s 10 percent. If the issue wasn’t caused by Triad, we’ll need to bill you for the 10 percent that Airbnb pulled from us. No surprises - just keeping both sides whole in situations outside our control.
Non-Airbnb reservations (VRBO, direct bookings, booking engine, etc.) are paid out once a month. These payouts hit at the beginning of the next month after we reconcile everything.
Because the platforms don’t pay out the same way Airbnb does. Most property managers across the industry batch monthly owner payouts. Reconciliation prevents accounting errors and keeps reporting clean.
Only Evolve offers near-instant payouts because they have a custom direct connection with the booking platforms. Triad is working toward that type of integration, but for now, non-Airbnb bookings follow the standard monthly payout cycle.
