How Triad Helps You Stay Compliant with Avalara MyLodgeTax
What Is Avalara MyLodgeTax?
Avalara MyLodgeTax is a trusted, automated service that handles all short-term rental taxes (state, county, and city) on behalf of property owners. They register your property with the correct tax authorities, calculate what you owe, file your monthly returns, and pay taxes for you automatically - so you never have to worry about missing a deadline or making a mistake.
This service does not replace your annual property taxes; it only covers sales, lodging, and accommodation taxes connected to your vacation rental activity.
Here’s why we recommend it:
Provide regular updates on evolving tax rules and rates by jurisdiction
Get expert support to manage correspondence with tax authorities

How It Works – Step by Step
Create Your Avalara Account
You’ll create your own MyLodgeTax account directly on Avalara’s website
During sign-up, you’ll provide:
Provide reguYour name or business entity (LLC)lar updates on evolving tax rules and rates by jurisdiction
Property address(es)
Tax ID (SSN or EIN)
Contact and banking information
*Important: Avalara requires that all details match your property ownership records (as shown on your deed or tax documents).
Sign the Power of Attorney (POA)
Once you complete your online registration, you’ll sign a digital Power of Attorney form inside Avalara.
This gives Avalara permission to:
File your monthly and quarterly returns
Pay taxes on your behalf using your connected bank account
It does not give them access to your personal finances or property - it only allows them to handle tax filings.
Registering Your Property
Avalara willobtain and maintain lodging licenses for your properties.
Avalara identifies state and local tax agencies, registers properties, and renews lodging licenses on your behalf - saving you time and resources.
Licensing & Document Management
One of the steps with tax setup has been obtaining correct documents for licensing (e.g., business registration, tax ID, SSN).
Avalara registers each property with state, county, and city authorities.
If any documentation is missing (e.g., SSN copy, LLC registration, or state-specific tax form), Avalara will inform you.
Avalara confirms once registration is complete and filing can begin.
Monthly Tax Filings
Each month, Avalara needs to know how much revenue your property generated.

What if I don’t sign up before my property launches?
If you prefer to manage taxes yourself, Triad will send you the tax portion of each booking payout so that you can file it independently. You’ll be responsible for ensuring all filings are correct and on time.
What if my entity name doesn’t match public records?
Avalara can only register an account if the ownership name exactly matches what’s on file with your state or county property appraiser. If your entity isn’t registered, you can file under your personal name and SSN.
Can Avalara handle all jurisdictions?
Avalara covers nearly all U.S. jurisdictions. If a specific county requires direct payment (like certain areas in Florida or California), Avalara will notify you and provide clear instructions.
