A five-bedroom Table Rock Lake home in Golden, Missouri, was once a strong performer, paying its owners about $49,000 in 2021. Over the next few years, that income steadily declined, falling to just $9,842 in the year before the owners came to Triad.
The owners partnered with Triad in September 2025. In the first 12 months, their payout rose to $28,342, nearly three times the previous year. Summer drove much of that growth: from June through August 2026, the owners earned $22,131, almost four times the $5,619 they received the summer before.

On paper, the home had everything a lake rental needs: five bedrooms, space for 12 guests, a private movie room, a furnished deck overlooking the lake, and a spacious yard. Yet despite those strengths, its income had been sliding for years.
The last two rows compare 12-month periods: September 2024 through August 2025 under the previous manager, and September 2025 through September 2026 with Triad. The decline has stopped, and the home is on its way back up. Here’s how it happened.
In its final year before Triad, the home was booked only about 10% of the time.
The owners wanted clearer communication and more input into how their home was marketed. Their goals were:
The house didn’t need fixing. It needed a better plan.

We looked at the listing and the booking history, then built the plan around when people actually book this home.
In October 2025, a month after the launch, we ran a new professional photo shoot so the photos show what guests really get: the view of the lake from the deck, the living areas, and all five bedrooms.
We refreshed the listing so it opens with what families want on a lake trip: the lake, the movie room, the deck with a grill, and room for 12. As with every home we manage, the listing has a full list of amenities. In February 2026, we gave it another pass.
The home is listed on Airbnb, Vrbo and Booking.com. Before Triad, almost every stay came from Vrbo. Now most come from Airbnb, with Vrbo second.
The home runs on dynamic pricing. We priced it against similar homes nearby and let the rates move with the calendar: higher on weekends, holidays and in peak months, lower when demand is soft. At first, we kept rates competitive to get the first bookings.
In February, when no summer stays were booked yet, we lowered rates and, with the owners' approval, took 10% off summer prices.

Owner payout is what the owners got after the manager's fee. Cleaning fees paid by guests are included, because the owners use them to pay their cleaner.
Summer bookings built gradually. By the end of May, six stays were on the calendar, and the rest filled in over June and July. Summer refers to June through August.
Many guests book a lake house close to arrival. Prices that keep adjusting in the last few weeks pick up those stays.
A relaunched listing needs early bookings to build momentum, and platform launch promotions can help.
A strong summer is a good start, but it is only part of the year. The next step for this home is October through May, when bookings are thin.
After years of decline, the home is climbing back. In its first year with us, the owner payout nearly tripled, from $9,842 to $28,342. The next goal is the months outside summer.
If your home has a strong season but a quiet rest of the year, we can walk you through how our management services would work for it.
