Additional Rules: No Parties or Events Parties and events are not permitted under any circumstances. Violations may result in immediate removal from the property, a $1,000 penalty, and additional charges. Cancellations The applicable cancellation policy will be enforced. Credit card processing fees are non-refundable. Minimum Booking Age The primary guest must be at least 25 years old. Exceptions may be considered with additional requirements. Registered Guests Only Only guests listed on the reservation are permitted on the property. Undisclosed guests may result in fines. No Smoking Indoors Smoking inside the home is strictly prohibited. Violations incur a $1,500 fee plus ozone treatment costs and any associated lost revenue. Quiet Hours Quiet hours are observed from 10:00 PM to 8:00 AM. Noise complaints or violations may result in a fine equal to one night's stay. Check-Out Time Standard check-out is 10:00 AM. Unauthorized late check-outs may result in extra charges and possible removal from the property. Pets Allowed Pets are permitted on the property with prior approval and must be included in the reservation. Guests are responsible for supervising their pets, cleaning up all pet waste, and preventing pets from causing excessive noise, damage, or disturbances. Pets should not be left unattended unless safely crated. Additional cleaning or damage caused by pets may result in extra charges. Water Safety The river is unfenced and may not be suitable for children. Adult supervision is recommended. Air Conditioning This home does not have air conditioning. Fire Pit and Stove Fuel Wood is not provided for the fire pit or the wood-burning stove. Access This is a single-story studio with exterior and interior steps to enter. A staircase is required to reach the yard and water. Boats The canoe and paddle boat may not be used on the other side of the bridge located to the left side of the property.

Cancellation Policy

Full refund if cancelled within 48 hours of booking and at least 14 days before check-in. 50% refund if cancelled at least 7 days before check-in. No refund after that.
