Additional Rules: No Parties or Events Parties and events are not permitted under any circumstances. Violations may result in immediate removal from the property, a $1,000 penalty, and additional charges. Cancellations The applicable cancellation policy will be enforced. Credit card processing fees are non-refundable. Minimum Booking Age The primary guest must be at least 25 years old. Exceptions may be considered with additional requirements. HOA requirement A photo ID is required by the HOA before check-in. Registered Guests Only Only guests listed on the reservation are permitted on the property. Undisclosed guests may result in fines. No Smoking Indoors Smoking inside the home is strictly prohibited. Violations incur a $1,500 fee plus ozone treatment costs and any associated lost revenue. Thermostat Rules Do not switch the setting to ON — always keep the A/C on AUTO. Summer: Set the temperature between 70–80°F. When leaving the house, set it to 80°F. Winter: Set the temperature between 65–70°F. When leaving the house, set it to 65°F. Quiet Hours Quiet hours are observed from 10:00 PM to 8:00 AM. Noise complaints or violations may result in a fine equal to one night's stay. Check-Out Time Standard check-out is 10:00 AM. Unauthorized late check-outs may result in extra charges and possible removal from the property. No Pets Allowed Pets are not permitted on the property at any time. House Rules and Important Guest Instructions To help us keep the property safe and comfortable for everyone, please follow these instructions: • Smoke Alarms: Never remove, disable, cover, or tamper with any smoke alarm. If an alarm sounds, chirps, becomes loose, or appears damaged, please notify us immediately. • Security camera: Do not unplug or move the security cameras. • Oven Safety: Never place plastic trays, containers, or other non-oven-safe items in the oven. • Washer and Dryer: Follow the posted instructions carefully. Place liquid detergent only in the designated compartment, do not overload the machines, and report any problems immediately. • Upstairs Area: Please remove your shoes before going upstairs. Food and drinks are not permitted on the stairs or in carpeted areas. • Personal Belongings and Trash: Remove all personal belongings and dispose of regular trash before checkout. Do not leave furniture, bulky items, or excessive trash at the property. Additional removal, disposal, or handyman fees may apply. • Property Care: Please handle the doors, lights, appliances, and remote controls carefully. Report any accidental damage as soon as it occurs. • Moving Items: If you move any furniture, decorations, or household items, please return them to their original locations before checkout. Thank you for treating our home with care and helping us maintain it for future guests. Stairs This is a 2-story home with 1 step to enter. All bedrooms and full bathrooms are located on the second floor and require interior stairs. Security cameras The property has 2 exterior security cameras: 1 above the front door facing the front outdoor entry, and 1 above the patio door facing the patio. Cameras do not look into interior spaces. They record video and sound when motion-activated. Guests may not unplug the cameras. Alarm System Please contact the owner via text 1–5 hours prior to check-in so the main alarm system can be turned off. For security reasons, also notify the owner by text when you check out. Recycling and Trash Trash pickup days are Tuesday and Friday only. Please ensure trash and recycling ♻️ are properly separated; otherwise, they will NOT be collected. There are two trash bins (one grey and one black), with one located by the back door and the other outside the gate by the garage. Black bin: Recycle Gray bin: Trash Landscaping The landscaper comes to the property on Tuesdays. Security Deposit or Damage Waiver After booking, guests must choose between a non-refundable damage waiver or a refundable security deposit placed as a temporary hold on your credit card. The selected option will be confirmed after booking and applied prior to check-in.
