Additional Rules: No Parties or Events Parties and events are not permitted under any circumstances. Violations may result in immediate removal from the property, a $1,000 penalty, and additional charges. Cancellations The applicable cancellation policy will be enforced. Credit card processing fees are non-refundable. Minimum Booking Age The primary guest must be at least 25 years old. Exceptions may be considered with additional requirements. Registered Guests Only Only guests listed on the reservation are permitted on the property. Undisclosed guests may result in fines. No Smoking Indoors Smoking inside the home is strictly prohibited. Violations incur a $1,500 fee plus ozone treatment costs and any associated lost revenue. Quiet Hours Quiet hours are observed from 10:00 PM to 8:00 AM. Noise complaints or violations may result in a fine equal to one night's stay. Check-Out Time Standard check-out is 10:00 AM. Unauthorized late check-outs may result in extra charges and possible removal from the property. Pet Policy Pets are allowed on the premise provided it has been disclosed ahead of time and a pet fee has been paid. Please keep dog on a leash in public spaces, and clean up after your pet.  Accessibility This is a two-story home, and exterior steps are required to enter the property. Exterior Security Cameras Exterior security cameras are installed on the outside of the home. They are positioned only in exterior areas and do not face any interior spaces. Recent Property Updates & Improvements • Old driveway removed and replaced with a new asphalt driveway • U-shaped pull-off area off the side of the driveway for boat trailers • Additional dedicated parking space for the boathouse (now 2 total) • Cut down 12 trees to improve the property area • Lawn reseeded • Increased water pressure throughout the property with a newly installed larger pressure tank New Outdoor & Indoor Amenities Added Outdoor games stored in deck box: footballs and soccer balls Lawn games: cornhole / beanbag toss Family board games: Full-size Monopoly Scrabble Decks of cards •Watercraft available: 4 kayaks 2 canoes

Full refund if cancelled at least 30 days before check-in. 50% refund if cancelled at least 14 days before check-in.
