Additional Rules: No Parties or Events Parties and events are not permitted under any circumstances. Violations may result in immediate removal from the property, a $1,000 penalty, and additional charges. Cancellations The applicable cancellation policy will be enforced. Credit card processing fees are non-refundable. Minimum Booking Age The primary guest must be at least 25 years old. Exceptions may be considered with additional requirements. Registered Guests Only Only guests listed on the reservation are permitted on the property. Undisclosed guests may result in fines. No Smoking Indoors Smoking inside the home is strictly prohibited. Violations incur a $1,500 fee plus ozone treatment costs and any associated lost revenue. Quiet Hours Quiet hours are observed from 9:00 PM to 8:00 AM. Noise complaints or violations may result in a fine equal to one night's stay. Check-Out Time Standard check-out is 10:00 AM. Unauthorized late check-outs may result in extra charges and possible removal from the property. Pet Policy Pets are allowed on the premise provided it has been disclosed ahead of time and a pet fee has been paid. Please keep dog on a leash in public spaces, and clean up all poops.  Accessibility This is a single-story home with a small half step at the main entry. A step-free entrance is also available at the front door and can be unlocked from inside the home. Exterior Security Cameras For your safety, the property is equipped with six exterior security cameras. One camera is located at the front gate facing the gate entrance, one at the front of the home facing the road, two on the sides of the garage facing the driveway, one on the well house facing the back of the home, and one on a fence post facing the backyard. These cameras are exterior-facing only, do not monitor any interior spaces, and record video and audio when activated by motion. On-Site Residence The homeowner lives on-site in a completely separate home located on the same one-acre property and may be present during your stay. Swim Spa The swim spa is not available for guest use. Additional Sleeping Arrangements An additional twin bed, twin rollaway, and portable crib are available upon request. RV Hookup An RV hookup is available upon request. Security Deposit or Damage Waiver After booking, guests must choose between a non-refundable damage waiver or a refundable security deposit placed as a temporary hold on your credit card. The selected option will be confirmed after booking and applied prior to check-in.

Cancellation Policy

Full refund if cancelled at least 14 days before check-in. 50% refund if cancelled at least 7 days before check-in.
