The Property: - Outdoor Features: Heated pool and Hot tub, gas & charcoal grills, back and side yards with fishing from our pier (poles not supplied); and pool toys for added fun included. Beach towels supplied. No river swimming allowed due to alligators. - Kitchen Features: All essentials from place settings for 12 guests, pot/pans, dishwasher, blender, microwave, coffeemaker for pods or drip, refrigerator/freezer with ice maker, filtered water on the outside door. - Indoor Living: 2 living areas with plenty of seating (main living room has a decorative fireplace only); Smart TVs, laptop-friendly workspace; breakfast nook w/table for 6 and dining room w/table for 10, plus a breakfast bar for 2 - Comfort Essentials: Free WiFi, central A/C & heat, washer/dryer, linens, towels, hair dryer, and ironing board w/iron - Pet-friendly for an additional fee. Violations may result in immediate removal from the property, a $1,000 penalty, and additional charges. Cancellations The applicable cancellation policy will be enforced. Credit card processing fees are non-refundable. Minimum Booking Age The primary guest must be at least 25 years old. Exceptions may be considered with additional requirements. Registered Guests Only Only guests listed on the reservation are permitted on the property. Undisclosed guests may result in fines. No Smoking Indoors Smoking inside the home is strictly prohibited. Violations incur a $1,500 fee plus ozone treatment costs and any associated lost revenue. Quiet Hours Quiet hours are observed from 9:00 PM to 8:00 AM. Noise complaints or violations may result in a fine equal to one night's stay. Check-Out Time Standard check-out is 10:00 AM. Unauthorized late check-outs may result in extra charges and possible removal from the property. Pet Policy Pets are allowed on the premise provided it has been disclosed ahead of time and a pet fee has been paid. Please keep dog on a leash in public spaces, and clean up all poops. Maximum Occupancy

Full refund if cancelled at least 14 days before check-in. 50% refund if cancelled at least 7 days before check-in.
